Lake Monticello Owners’ Association (LMOA) is on Facebook!

The Lake Monticello Owners’ Association (LMOA) just launched an official Facebook page! To “like” the page, go here.

The LMOA has been working hard to find more ways to communicate with residents about things going on within the association, as it knows that this information is extremely important, and sharing it is crucial to getting members more involved.

While there are other Facebook pages out there that use the “Lake Monticello” name, this is the OFFICIAL page of the LMOA.

Currently the page is only used for communication and announcements from LMOA.  We were very pleased to see that Facebook users can leave comments and questions on wall posts.  Obviously, LMOA will moderate any comments, but we hope that Lake Monticello residents will use the page as a way to find out more information about what is going on in the community, ask questions, and meet new people.

So, if you are a Lake Monticello resident, or just interested in what is going on with the LMOA, then head over to the LMOA Facebook page, and click “like.”

And while your at it, don’t forget to visit the Strong Team Facebook page, too!

Comcast Changes LMOA TV Channels for Lake Monticello Residents

One of the cool things about living at Lake Monticello is that there is always something going on.  All those things that are going on are usually covered on the LMOA TV channels on Comcast cable.

Anyone who lives at Lake Monticello and subscribes to Comcast receives two channels dedicated to LMOA.  With recent changes to Comcast, the two LMOA channels have changed for anyone who has a Comcast converter box.

I want my LMOA TV

If you have a Comcast converter box, you will now receive LMOA TV on channels 977 and 978. If you DO NOT have a converter box, then you will still receive LMOA TV on channels 10 & 14.

LMOA TV broadcasts every LMOA Board of Directors meeting, carries event announcements, and plays various other content and interviews having to do with life at Lake Monticello, too.

Lake Monticello Changes Trash Collection to Offer Streamlined Service

If you live at Lake Monticello, or have visited it over the last few days, you might have noticed something a little different– brown trash cans!

The brown trash cans belong to the new trash collection service at Lake Monticello– SDI.

SDI will begin their trash collection service at Lake Monticello on June 1st. Residents will still have their trash picked up on the same day as before, this just means that a new company will be doing it.

There will, however, be one major change to trash collection at Lake Monticello– streamlined service. This means that ALL trash picked up from Lake Monticello will be recycled. That’s right, no need to separate your recyclable material anymore. You can put everything in your trash bin, and SDI will take care of the rest! SDI will also take as many as five 40-gallon bags of yard waste at each pickup.

SDI has partnered with Van Der Linde Recycling, the local recycling provider at Zion X Roads in Fluvanna, to handle all of the recycling. This is exciting, because it means that 100% of the over 4000 homes at Lake Monticello will participate in recycling!

Detroit decides to demolish entire neighborhoods

Perspective can be a powerful thing.

Sometimes, we are so wrapped up in our own situation, we forget that things can always be worse. Straight from the “it could always be worse” file comes this story from Detroit, where the city’s neighborhoods are 1/3 vacant. According to the city, there are 45 square miles of vacant neighborhoods in the city. As a result, Detroit plans to begin widespread demolition of the vacant neighborhoods.

Sure, the real estate market here in the Charlottesville area might not be exactly what we want it to be, but it could be worse, much worse.

What would eliminating the mortgage interest deduction mean to Charlottesville area real estate?

Time Magazine online published a very interesting column regarding the possibility of eliminating the mortgage interest deduction. For those of you who don’t know, the IRS allows homeowners to deduct from their taxes a portion of the mortgage interest that they pay during the year.

The article seized upon a comment by Shaun Donovan, who is the head of the Department of Housing and Urban Development (HUD), during a recent interview. Apparently, Donovan seemed to float the idea that it might actually be better for everyone if the mortgage interest deduction was eliminated.

Talking about eliminating the mortgage interest deduction is a big political no-no. The deduction is extremely popular amongst taxpayers and the real estate industry. From time-to-time, the idea of eliminating the deduction is talked about as a way of raising revenue for the federal government.

Their are many arguments both for and against eliminating the mortgage interest deduction. The Time Magazine article outlines some of the reasons that eliminating the deduction might actually be good for everyone, even quoting an op-ed piece in the Boston Globe by Edward Glaeser, who is a Harvard economist in favor of eliminating the deduction.

It is hard to say what effect eliminating the deduction would have on home values in the Charlottesville area, or anywhere else in the country, for that matter. There is no doubt that taxpayers would be affected, but there isn’t any way to know for sure if home values would be affected either positively, or negatively.

So, we want to ask you– What do you think would happen to home values in the Charlottesville area if the mortgage interest deduction were eliminated? Are you for or against eliminating the mortgage interest deduction?
