Spring Creek is a private, gated community located near Zion X Roads in Louisa County. Spring Creek has a very convenient location, because it is located just off of I-64, meaning that residents can easily get to either Charlottesville or Richmond.
The centerpiece of Spring Creek is the 18-hole PGA Spring Creek Golf Course. The golf course is beautiful, and won a 2008 award from Golf Digest Magazine for being the best new public golf course in America with greens fees under $75.
The community boasts other amenities apart from the golf course. The Spring Creek sports club was opened last year, and it features a pool, playground, and fitness center.
The neighborhood offers a variety of different homes, from maintenance-free villas and townhomes, to large single-family homes. There is also a good mix of both resale and new construction homes.

Lake Monticello Sales Stats for May 2010

With the Memorial Day Weekend now behind us, and summer unofficially here, it is time to take a look at how the Lake Monticello real estate market fared in May of 2010.
We’ll share the Lake Monticello sales stats for May of 2010, and compare them to May of 2009. Let’s take a look. . .
Lake Monticello Real Estate Sales– May 2010
- There were 14 homes sold in Lake Monticello
The average sales price was $235,357
The median sales price was $184,500
Lake Monticello Real Estate Sales– May 2009
- There were 10 homes sold in Lake Monticello
The average sales price was $245,750
The median sales price was $216,000
Lake Monticello Real Estate Sales– May analysis
The good news is that there were 4 more sales in May 2010 than in May 2009. It is possible that some of this increase is due to the federal homebuyer tax credits that were extended through April of 2010. The 4 homes represent a 40% increase in year-over-year sales for May.
As expected, the median and average price were both down compared to last year. The falling of the median home price is something we have been experiencing for quite a while now, and it appears that the trend is continuing in 2010. The lower average price was due to the fact that more than half of the homes sold in May were under $200,000. This could be evidence that May sales were spurred by the expiring tax credits, but there is no way to know for sure. Certainly, the majority of sales in Lake Monticello have been in the lower price ranges, and there is no reason to expect that to change this year.

Lake Monticello Owners’ Association (LMOA) is on Facebook!

The Lake Monticello Owners’ Association (LMOA) just launched an official Facebook page! To “like” the page, go here.
The LMOA has been working hard to find more ways to communicate with residents about things going on within the association, as it knows that this information is extremely important, and sharing it is crucial to getting members more involved.
While there are other Facebook pages out there that use the “Lake Monticello” name, this is the OFFICIAL page of the LMOA.
Currently the page is only used for communication and announcements from LMOA. We were very pleased to see that Facebook users can leave comments and questions on wall posts. Obviously, LMOA will moderate any comments, but we hope that Lake Monticello residents will use the page as a way to find out more information about what is going on in the community, ask questions, and meet new people.

What would eliminating the mortgage interest deduction mean to Charlottesville area real estate?

Time Magazine online published a very interesting column regarding the possibility of eliminating the mortgage interest deduction. For those of you who don’t know, the IRS allows homeowners to deduct from their taxes a portion of the mortgage interest that they pay during the year.
The article seized upon a comment by Shaun Donovan, who is the head of the Department of Housing and Urban Development (HUD), during a recent interview. Apparently, Donovan seemed to float the idea that it might actually be better for everyone if the mortgage interest deduction was eliminated.
Talking about eliminating the mortgage interest deduction is a big political no-no. The deduction is extremely popular amongst taxpayers and the real estate industry. From time-to-time, the idea of eliminating the deduction is talked about as a way of raising revenue for the federal government.
Their are many arguments both for and against eliminating the mortgage interest deduction. The Time Magazine article outlines some of the reasons that eliminating the deduction might actually be good for everyone, even quoting an op-ed piece in the Boston Globe by Edward Glaeser, who is a Harvard economist in favor of eliminating the deduction.
It is hard to say what effect eliminating the deduction would have on home values in the Charlottesville area, or anywhere else in the country, for that matter. There is no doubt that taxpayers would be affected, but there isn’t any way to know for sure if home values would be affected either positively, or negatively.
So, we want to ask you– What do you think would happen to home values in the Charlottesville area if the mortgage interest deduction were eliminated? Are you for or against eliminating the mortgage interest deduction?
