Lake Monticello
Lake Monticello is a private, gated community located in Fluvanna County, about 15 miles southeast of historic Charlottesville and only 2 hours from Washington DC. Lake Monticello offers water and golf front living at its best– homes that are perfect as full-time residences, vacation homes or weekend getaways —- and in all price ranges. There are about 4000 homes in Lake Monticello, making it the largest neighborhood in Fluvanna County, and one of the largest in the Charlottesville Area.
Lake Monticello boasts many wonderful amenities that residents, guests, and occasionally the public, are able to enjoy year-round. The lake is the community’s main attraction. The lake is about 350 acres, and has around 22.5 miles of shoreline. It is a man-made recreational lake, so it does not serve as a source for drinking water, or function as power generating source.
Enjoy the Lake Lifestyle
Many people boat, fish and waterski on the lake (jet skis are prohibited), and its 5 beaches are great for swimmers or anyone looking to enjoy a great day at the Lake. For anglers who want to enjoy a more intimate experience, Tufton Pond (also called the Fishing Lake), is a smaller, 10-acre Lake that is connected to Lake Monticello via Boston Creek. Tufton Pond offers benches, a dock, shore fishing, and a place for folks to let their dogs enjoy the water. Motorboats are not permitted on Tufton Pond.
Lake Monticello Golf Course
The other jewel of Lake Monticello is the 18-hole PGA Golf Course. The course is open to the public and enjoyed year-round. There are also regular tournaments and fundraisers held at the golf course. Cool off at the Pool
The Lake Monticello pool is located near the Main Beach, and offers a cool respite throughout the summer. Recently expanded, the pool has plenty of room for anyone looking to cool off, or even enjoy the summer sunshine. You can also satisfy your appetite at the pool snack bar. The community also has a swim team that competes during the summer. Use of the pool is open to members and guests. Fees can be paid on an as-needed basis, or seasonal pool memberships are available.
Meet me at the Clubhouse
Overlooking the pool is the Lake Monticello Clubhouse. The clubhouse is home to the business offices for the Lake Monticello Owners’ Association, and also has meeting space that can be rented for special occasions. Another popular spot at the Clubhouse is the Ashlawn Grille, which offers a family restaurant atmosphere as well as catering for events.
Basketball and Tennis
Located near the clubhouse are the basketball courts and tennis courts. Basketball and tennis is available to members and guests. The courts are open year round, and even at night. Tennis membership requires a small additional fee.
Playgrounds and Recreation Areas
In addition to these amenities, Lake Monticello also boasts three playground areas throughout the community, a ball field, a soccer field, a walking track, and an additional basketball/tennis courts that are free for members and guests to use.
LMOA
Because Lake Monticello is a private community, it is governed by a homeowner’s association. It is called the Lake Monticello Owners’ Association (LMOA). Property owners are members of the association, and pay yearly dues to the association that are used towards maintenance of amenities and common areas, road maintenance, trash pickup, snow removal, and day-to-day operation of the community. The LMOA website is a great source of information about the community and the rules and regulations.

It’s time to take a look at the February sale stats for Lake Monticello Real Estate. . .
Luckily, things are warming up and Spring is just around the corner. In looking at the February stats for Lake Monticello, it looks as if the snow and the tough winter put quite a freeze on the market.
Lake Monticello sees only 3 sales in February
- February was a tough month for Lake Monticello real estate sales. A total of only 3 homes sold in the month of February, 2010. This is half as many as the number of homes sold (6) in February of 2009.
- The highest price of the February sales was $199,500. The lowest was $153,000. The average of the 3 homes was $174,833.
Lake Monticello ahead of 2009 pace
Through February, there have been 13 sales in Lake Monticello in 2010. This number is much better than the 9 sales that Lake Monticello saw during the first two months of 2009. Despite the low number of February sales, the 2010 Lake Monticello real estate market is ahead of last year’s pace, so far.

Lake Monticello closing portion of Jefferson Drive on 3/12/2010

Now that we are hopefully out of the woods, as far as major snowstorms go, it is time for cleanup.
That means that a lot of the communities around the Charlottesville area will be fixing roads and cleaning up fallen trees.
The Lake Monticello Owners’ Association wanted us to let you know that a section of Jefferson Drive will be closed on March 12, 2010 from 9am-2pm, so that cleanup can begin there. The section of road is between Vine Ridge Drive and Barrett St.
If you live at Lake Monticello, or will be visting on the March 12th, you’ll want to remember this so that you can change your travel route accordingly.
If you’re not exactly familiar with where that stretch of road is, it is just before (or past) the stop sign at Barrett. It goes over one of the feeding streams to Lake Monticello, and has one of Jefferson Drive’s more memorable hills.
