Lake Monticello Waterfront Market Update 2/23/2010

The prime selling season is beginning to heat up in the Lake Monticello real estate market. That means that the prime selling season for waterfront homes is coming, as well. We wanted to update you on what activity there has been in the Lake Monticello waterfront market so far in 2010, and what the market for waterfront homes looks like right now. . .

Waterfront listings currently on the market (main lake, as of 2/23/2010):
- 18 active listings
- Lowest price is $345,000, highest price is $945,000
- Average price is $474,933
- Median price is $464,900
Waterfront listings sold in 2010:
- One waterfront listing has sold so far in 2010.
- The home was a 4200 sq. ft., 6 bedroom, 3 bathroom home, built in 1984.
- It was listed for $525,000 and sold for $507,000 (96.5%).
Waterfront listings under contract in 2010:
- One waterfont home has gone under contract in 2010
- The home is a 3100 sq. ft., 4 bedroom, 3 bathroom home, built in 1995.
- When it went under contract, the home was listed at $515,000
- The home was on the market for 253 total days, and began at at list price of $549,000
This information gives you an up-to-date picture of what the waterfront market is like right now, as we head into the selling season. There are sure to be more waterfront homes coming on the market at Lake Monticello, and activity should pick up over the next few months.

2009 Market Statistics are Coming. . .
Over the next few weeks, we’ll be taking a look at the 2009 market statistics for various areas all around Charlottesville. Since the year is winding down and wrapping-up, it is a good time to see how the market fared in 2009.
The first market that we’ll review is the Lake Monticello waterfront market. 2009 isn’t quite over yet, but there are currently no waterfront homes under contract at Lake Monticello, and with only a few days left in the year, we feel pretty confident that the stats today will be the same when flip the calendar over to 2010.
All of the statistics in our Lake Monticello Waterfront Homes 2009 Year in Review come from the Charlottesville Area Association of REALTORS MLS. The statistics in this review are believed to be accurate, but are not guaranteed.

Lake Monticello Waterfront Homes Sold in 2009
Lake Monticello experienced 12 waterfront home sales in 2009. Here are some of the key stats about the sold waterfront homes sold in 2009:
- The lowest price was $210,000
- The highest price was $750,000 (this was a 3500+ sq. ft. home on over 1 acre).
- The median price was $435,000.
- The average price was $467,442
- The average price per square foot was $160.88
The current Lake Monticello Waterfront Market in 2009
There are 15 waterfront homes on the market in Lake Monticello (one of the homes is on Tufton Pond (the Fishing Lake). Here are the key stats about the waterfront homes currently on the market:
- The lowest price is $349,900
- The highest price is $945,000
- The median price is $459,900
- The average price is $497,933
- The average price per square foot is $186.97

One of the most unique aspects of the real estate market at Lake Monticello is the waterfront home market. The waterfront market at Lake Monticello is like a market within a market.
Because of that, we like to treat it separately from the rest of the market, when it makes sense to do that. That means that sometimes we’ll provide updates of the Lake Monticello waterfront market that are separate from our other market stats. This is one of those updates. . .

The Active Lake Monticello Waterfront Market
As of the writing of this post, there are 17 homes on the market at Lake Monticello classified as waterfront. This includes one town home, and one home that is actually on Tufton Pond (the fishing lake).
The 17 listings range in price from $349,900 to $945,000. The median price of the waterfront homes currently on the market is $475,000.
